Alongside our expert boiler repairs we also offer boiler servicing and regular maintenance. Making sure that you arrange a regular yearly service means that you know your boiler is in good working order. Any potential problems can be spotted before they become a big issue saving you hundreds of pounds on costly boiler repairs or even having to fit a replacement boiler.

Many homeowners benefit from having Home Emergency Cover as part of their home insurance policy. This can cover things like burst pipes and broken boilers. However, did you know that some insurers demand an up to date service report for your boiler before they pay out for repairs? This means that if your boiler hasn’t been serviced in the past 12 months then it is possible that you are not covered for it to be fixed by your home insurer.

The most common problems for boilers occur because they have not been serviced, checked or maintained regularly. Problems which start small and can be fixed quickly and cost effectively develop into bigger issues which can sometimes result in the need for a new replacement boiler.

Over and above the cost implications are the health and safety risks that faulty or broken boilers can sometimes pose. Carbon monoxide poisoning and gas explosions are just two of the potential dangers of a poorly maintained gas appliance.

Getting into the habit of organising an annual service for your boiler will give you peace of mind and save you money in the long run. Think of it as an essential MOT that keeps your heating and hot water ‘on the road’.

Each boiler service will include:

  • A check to ensure the boiler is operating at the correct pressure.
  • Flue testing to make sure your boiler emissions are safe and the flue is sound.
  • An entire boiler and controls test to make sure everything works correctly.
  • Checking for corrosion and leaks.

Gas Reports

If you are a Landlord or Letting Agent we can conduct and provide you with a Landlord Gas Safety Record also known as a Gas Safety Certificate or CP12. This is a legal requirement for tenant safety and can only be issued by Gas Safe Engineers.

To ensure the process is as convenient for all concerned we can organise our visit directly with the tenants, then send the completed report to the landlord.

If we detect any problems we’ll get in touch with details on how best to solve them and we can give you an idea of how much the work is likely to cost.

The processes and checks we carry out for a CP12 include:

  • Burner cleaning and inspection.
  • Checking for leaks and degradation of components.
  • Checking and adjustment of gas pressures and rates.
  • Inspection of the flue condition and integrity.
  • Inspection for signs of sooting and incomplete combustion.
  • Checking of the overall integrity and condition of the appliance.
